New Construction Inspection
Building a new home is a large undertaking and between your builder and the teams of sub-contractors that likely worked on your home, things can be overlooked, and mistakes can happen. With a new construction inspection, I evaluate the structure and mechanical systems for manufacturer defects and installation mistakes at the completion of construction, but prior to the final walk through with the builder’s representative. This allows homebuyers to address any mistakes or safety issues with the builder before closing. If left unrepaired, these issues can turn into bigger problems and end up causing you time and money.

New Home Pre-Warranty Expiration Inspection (11 Month Inspection)
Many home buyers purchase a one-year warranty when buying a home or negotiate one as part of the home sale. Also, most newly constructed homes come with a builder warranty that expire within the first year after closing. During a Pre-Warranty Expiration Inspection, I examine the accessible structural components and mechanical systems to see if any safety hazards or performance issues have emerged. With this report, homeowners are better equipped to work with their builder or home warranty company to correct or repair any items that are not up to standard.

Pre-Listing Inspection
Home sellers can help their house stand out from the crowd by getting a pre-listing inspection before putting their home on the marker. I carefully inspect the structure and systems for any defects that the seller needs to be aware of. This gives the seller an opportunity to repairs or disclose issues to prospective buyers, which may facilitate a successful negotiation.
Re-Inspections
If significant repairs or modifications were made after my initial home inspection, I can re-inspect the property for safety and installation defects so buyers and sellers can have peace of mind to move forward.
Radon Testing
Radon is a colorless, odorless gas that cannot be detected by human senses and is the number one cause of lung cancer among non-smokers, according to EPA estimates. Middle Tennessee is classified by the EPA as a high-risk zone for Radon which can accumulate at dangerous levels in your home. Within 24 hours of the inspection, unless otherwise specified, I email each client a link to a mobile-friendly report with high-quality images that can be printed or viewed on your computer, phone or tablet. After the inspection, I am happy to go through the report findings with you and your agent. My reports also allow agents to conveniently copy and paste as they ask for repairs or concessions.
